The EcoTarium seeks a Director of Buildings & Grounds to lead and oversee operations, maintenance, administration, and improvement of the museum’s properties in Worcester County; the main site on Harrington Way and the adjacent Crow Hill conservation area. Supervising the buildings and grounds team and working with staff of other EcoTarium Departments, the Facilities Manager will ensure that buildings, attractions and infrastructure and grounds meet the needs of guests and help fulfill the mission, strategy and goals of the organization.
Qualifications:
- Bachelor’s Degree preferred
- A minimum of 5 years of relevant experience required
- Familiar with OSHA standards
- Familiar with industry-standard AIA and AGC contracts and documents preferred
- Familiar with basic building codes and life safety regulations required
- Minimum of 3 years of Building Trades experience, i.e., Carpentry, Plumbing, HVAC, automotive, Electrical, and/or Industrial Painting required
- Previous experience in the museum, zoo and not-for-profit organizations is a plus but not required
- Knowledge of engineering and architectural drawings and specifications
- Proficient with standard office software applications, including Microsoft Excel, Word, PowerPoint and Outlook
- Proven experience identifying and communicating complex problems or hazards
- Problem-solving ability to review information to develop and evaluate options and implement the best solution(s) in a timely manner
- Candidate with a strong philosophy and proven track record of implementing preventative maintenance programs
- Proven ability to work with outside vendors and contractors
- Proven ability to work closely in interdepartmental teams and manage the safe completion of projects which have a large impact on the basic functions of the institution
- Ability to meet deadlines and make sound decisions, often under pressure
- Strong communication skills with an ability to persuade, build consensus, and gain cooperation from others to obtain information and accomplish organizational goals

- Ability to delegate and manage multiple projects effectively
- Physically able to stand, walk significant distances, and climb stairs frequently
- Ability to lift up to 50 lbs
- Coordinate and plan staff schedules to ensure coverage when needed on work evenings, weekends, and holidays when the museum is open

- Strong communication skills – be open and honest – and have excellent interpersonal skills

- Must pass a CORI background check in accordance with EcoTarium guidelines
- Must have or pass CMM (certified maintenance mechanic) within 3 months of hire
- Must be OSHA-30 certified within 3 months of hire
Essential Functions:
- Recruit, select, train, develop, and supervise members of the Facilities Support Team
- Conduct meetings and provide effective leadership of the Team
- Plan, schedule, and coordinate general maintenance, janitorial services, snow removal, major repairs, and remodeling and construction projects for the properties. Work collaboratively with Zoology team to support grounds keeping and landscaping needs
- Create routine preventative maintenance plan, including regular facilities audits, schedule for preventative repairs, and evaluation
- Inspect grounds, facilities, and equipment- including a 2/5-scale train and tracks- to determine needed repairs or maintenance. Ensure daily inspections are logged correctly
- Successfully lead and manage contractors
- Confer with management to define project specifications and procedures
- Bid and negotiate and manage project and annual department budgets in collaboration with President
- Prepare and negotiate yearly preventative maintenance contracts and annual lease agreements/contracts (as needed) following all museum procurement policies in collaboration with President
- Report regularly to senior management and attend regular senior staff meetings
- Oversee equipment procurement and maintenance following all museum procurement policies in collaboration with President
- Review and evaluate existing programs, services, policies, and procedures
- Enforce the EcoTarium’s Safety policies and act as a lead member of the EcoTarium’s Safety Committee
- Maintain inventory of chemicals, SDS sheets and train staff on safety
- Comply with all policies and procedures of the museum
- Lead annual fire/emergency evacuation drills
- Manage Work Order Request System, and make sure that concerns are addressed in a timely manner
- Function as contact for facilities emergencies and be accessible via phone after-hours
- Administer and direct security policies and manage security systems
- Ensure that in-house and contracted maintenance and construction projects are conducted in a manner that is safe for visitors of all ages and abilities, staff, live animals, exhibits and collections objects
- Manage large capital projects in collaboration with the President and the other manager as needed
- Supervise volunteers
- Coordinate grounds cleanup and planting
- Meet with city officials, city boards, and community groups as needed to initiate projects, maintain safety, build positive relationships, and facilitate the operation of the EcoTarium as a responsible member of the community and a good neighbor when required or when requested

Salary: $70,000
